This session explores the evolving landscape of deeply affordable, supportive housing in Ontario, with a focus on prefabrication as a tool to address urgent needs. It begins by setting the context, highlighting the province’s housing crisis and the role of innovative construction methods in accelerating delivery. The session then examines two case studies: Beaverton Heights, a 47-unit award-winning development, and King William Flats, a pioneering 24-unit passive house. The heart of the session focuses on four key areas: design and technical challenges unique to prefabrication; the acute social and programmatic complexities of deeply affordable, supportive housing; and the integration of sustainability across all phases. The talk concludes with lessons learned, and broader portfolio insights, while looking ahead to the next generation of housing solutions.

Learning Objectives
1. Recognize the unique design and technical challenges of prefabrication in deeply affordable, supportive housing projects
2. Evaluate strategies for integrating sustainability, resilience, and climate responsibility into affordable housing design and operations.
3. Identify key considerations in preplanning, sequencing, and coordination between factory and site work for prefabricated housing.
4. Discuss the social and programmatic complexities of supportive housing, including tenant diversity and approaches to inclusive, context-driven
solutions.
